Historic Elliott House to be Restored and Transformed into High-Quality Build To Rent Homes

Grifo Developments is delighted to announce that planning permission has been granted for the restoration and conversion of Elliott House, a Grade II listed building located at Reculver Road, Herne Bay, Kent. The historic building, which dates back to 1899, will be sympathetically restored and transformed into high-quality Build to Rent homes designed by local firm Clague Architects, and London based interior design specialist, Ademchic.

Elliott House, originally a convalescent home for railway workers, is set within 2 acres of gardens and is an architectural gem of Eclectic Arts and Crafts style. The building features various architectural elements and materials that reflect its rich history and significance. Notably, the unique copper dome tower offers stunning 180-degree sea views, and the wrought iron gates and fences which were a gift from the railway workers, adding to the charm and appeal of this historic property.

Elliott House was originally designed by the esteemed architect Saxon Snell and funded by the philanthropist Passmore Edwards, adding to its historical significance. The building is no stranger to high profile visitors having been opened by former Prime Minister Sir Henry Campbell-Bannerman, and Her Royal Highness Princess Louise, Duchess of Argyll who opened a new wing in 1907.

The interior design of the homes will be inspired by the renowned William Morris, ensuring that the living spaces are both stylish and reflective of the building's historic character. The planning permission granted by Canterbury City Council includes the conversion of the existing care home into 27 residential flats and duplexes, along with the erection of 3 detached chalet bungalows within the grounds of Elliott House.

The development will be carried out in accordance with the highest standards of sustainability and energy efficiency, ensuring that the homes are both environmentally friendly and economical to run.

The restoration project will be carried out by Grifo Construction with the utmost care and attention to detail, ensuring that the building's historic fabric is preserved and enhanced for future generations. Enabling works to begin work immediately, with the aim of completing the homes by the end of 2026. The plans include formal gardens, ample car parking with EV charging stations, mind & body studio, and a residents' BBQ area, providing a range of amenities that enhance the quality of life for residents.

Matthew Bates, Grifo Developments Managing Director, said:

“This planning approval marks an important milestone in both the history and the future preservation of Elliott House. Everyone who visits the building is captivated by its charm and our team are excited to once again make Elliott House a beautiful place to call home. I’d like to pay tribute to the local community who have supported our plans, with particular thanks to The Seaside Museum in Herne Bay who helped us understand the full history. Staying true to our word, we will now explore whether there is a possibility of renaming the building to something more deserving of its origins and locality”.
