Topping Out: Chalk House Reaches Its Highest Point
We are delighted to share that Westcliff House Phase II – “Chalk House” has officially topped out. Construction has now reached its highest point with the roof installation, marking a major milestone for this ambitious coastal development in Westgate-on-Sea.
This has been no ordinary build. The project involves linking together three historic Victorian villas — each with its own character, condition, and structural quirks. As works progressed, it became clear that more demolition and restoration were required than originally anticipated. Deteriorating building fabric had to be removed, while delicate conservation work ensured that the villas’ heritage was preserved.
Bringing these buildings together into a single cohesive scheme has been technically demanding, requiring close collaboration between architects Clague LLP, engineers Abstruct, interior designers Ademchic, our own construction team, and local conservation authorities.
Now that the structural frame and roof are complete to the eastern wing, the focus shifts to the next chapter. From the end of this month, we will begin programmatic fit-out, delivering the interiors, finishes, and landscaping that will bring Chalk House to life.
When complete in late summer 2026, the scheme will provide 36 apartments and 5 townhouses, complimenting Phase I to deliver a total of 72 Build-to-Rent homes at Westcliff House. Residents will enjoy premium specifications, shared gardens, a gym, EV charging points, and community amenities — all carefully designed to respect the conservation setting while providing modern living.
This milestone is a testament to the perseverance, creativity, and teamwork of everyone involved. Despite the challenges, Chalk House continues to rise as a renewed landmark on Sea Road — blending restoration with innovation, and heritage with future living.
