Grifo Developments are recruiting - Technical Building Operations Surveyor
We’re looking for an Technical Building Operations Surveyor to take ownership of the safe, compliant, and efficient day-to-day operation of Grifo’s residential portfolio. You’ll be the technical and commercial lead for completed assets, ensuring buildings perform to budget, remain audit-ready, and deliver a consistently high standard of service for residents.
What You’ll Be Doing
• Own statutory compliance and planned maintenance across the portfolio (fire, water, lifts, gas, electrical, etc.).
• Lead reactive maintenance triage and delivery with the in-house MO and approved contractors.
• Build and manage building OPEX budgets; monitor variances and gross-to-net leakage.
• Manage supplier performance, SLAs, renewals, and corrective action plans.
• Oversee operational insurance governance (buildings, landlord, engineering, fleet, events) with broker support.
• Lead operational mobilisation at Practical Completion and manage the Golden Thread as a live data system.
• Maintain an operational risk register and business continuity plans.
• Provide clear monthly operational reporting to MD/FD and contribute to shareholder packs.
What We’re Looking For
• Strong residential property operations background (Build-to-Rent/PRS experience ideal).
• Proven track record managing compliance systems and statutory programmes.
• Solid understanding of building systems, maintenance planning, and contractor control.
• Experience managing OPEX budgets and driving cost/efficiency improvements.
• Confident supplier and contract manager, comfortable with tenders and renewals.
• Highly organised and audit-ready with excellent documentation habits.
• Clear communicator with a practical, solutions-led mindset.
• Surveying / property qualification (RICS / CIOB / IWFM) desirable.
